Before anyone comes for me, I’m not saying stop posting properties.

Of course you should showcase your listings.

But if every post is:

🏠 Just Listed

🏠 Sale Agreed

🏠 Sold

🏠 Just Listed

you’re giving people very little reason to follow you.

If someone wants to browse houses, they’ll go to Daft or MyHome.

The reason people follow estate agents is because they want something more.

They want local knowledge.

They want to understand what’s happening in the market.

They want advice on buying and selling.

They want to know why one property gets 20 viewing requests while another struggles to get 3.

They want to know what buyers are looking for right now.

And they want to know who they can trust when it’s time to sell.

The agents attracting the most instructions aren’t necessarily posting more properties.

They’re sharing their expertise.

They’re explaining the stories behind the sales.

They’re showing people why they’re the right person to handle one of the biggest financial decisions they’ll ever make.

Daft sells the property.

Instagram helps sell the agent.

If you’d told me when I was studying Business & Marketing that I’d end up spending 6 years in Vietnam, moving to Portugal and running a social media business, I would have laughed in your face 😅

I’m originally from Meath, but I haven’t lived in Ireland since 2019.

I spent 6 years building a career in education in Vietnam, teaching, managing teachers and leading teams in across schools in Hanoi.

At the time, I never thought teaching would be what I’d do forever but I also never imagined it would lead me here.

Looking back, so many of the skills I use now came from those years in education.

Planning, communication, organisation, problem-solving and learning how to connect with all sorts of different people.

The funny thing is, my degree was actually in Business & Marketing.

It just took me a few countries, a teaching career and a big leap of faith to find my way back to it.

Not exactly how I pictured my life.

But I wouldn’t change a thing.

Not everyone wants a big agency or to feel like they’re being passed around between loads of different people before getting an answer 😭

A lot of people I work with just want someone they can send over ideas to, say “I actually haven’t a clue what I want”, and know they don’t need to have everything perfectly figured out before reaching out.

I do probably get a bit too invested in my clients and their businesses if I’m honest 😂 but I think that’s why it works. I care about doing a good job, I care that things actually feel like them, and I care that they’re happy with the work.

No disappearing acts, no awkwardness and no pretending I know absolutely everything. Just someone in your corner who genuinely wants your business to do well.

A client who came to me with zero online presence is now consistently booking enquiries through his content.

This client is a therapist who came to me knowing he needed to show up online but had no idea where to start, honestly my favourite kind of project because we get to build everything properly from scratch.

We’ve been working together for about 9 months now and he’s gone from zero presence to consistently showing up with content that actually sounds like him, speaks to the right people and is bringing in the right enquiries.

The sensitive nature of his work meant every single thing we put out had to be really intentional, the tone, the wording, what to share and what not to, and I think that’s exactly why it worked.

Mad to even say this out loud honestly but… we’re moving again ❤️

I feel like for the last few years our life has just been:
“right… where are we living next then?” 😂

And don’t get me wrong, I genuinely loved it.

Vietnam was one of the best things I ever did.
Portugal gave us such a lovely time too.

But I think after years of moving around, I’ve started craving really simple things 😂

Like routine.
Seeing the same people often.
Knowing where things are.
Buying home stuff without wondering if you’ll have to sell it all again in a year.

This next move just weirdly feels right to both of us already, so we’re taking the leap and hoping we love it as much in real life as we do in our heads 😂

And yes… it’s Liverpool ❤️

People are checking your Instagram before they contact you.

That’s just the reality now.

And if the page looks quiet, inconsistent, or half abandoned…it creates abit of doubt straight away.

I hear the same thing every week.

“I know I need to sort my social media… I just can’t justify committing to it right now.”

And to be fair, I get it.

Everything’s gone up, business is unpredictable, and the idea of adding another monthly cost on top of everything else isn’t exactly appealing.

But at the same time…you know your page isn’t doing you any favours as it is.

That’s where this comes in.

It’s not a long-term thing.It’s not a big commitment.

It’s just one month.

I come in, sort the page properly, get solid posts up, fix the bio, make sure everything actually makes sense… and leave you with something you’re not half avoiding sending people to.

No pressure after.No awkward tie-ins.

Just… sorted.

I always say consistency works… and I stand by it.

I see it every week with my clients.
When they actually stick at it, things start to build in the background. More eyes on their page, more enquiries, more familiarity. It’s never overnight, but it does work.

And then there’s me.

I didn’t post on my own page for nearly three weeks.

Not because I don’t believe in it, but because the last few weeks were full on. Client work, onboarding new people, travelling between Albufeira, Spain and Ireland… and I was working the whole way through it.

And when it’s your own business, it’s just different.

There’s no deadline.
No one waiting on it.
No pressure to get it done.

So it’s the easiest thing in the world to keep pushing.

That’s the bit people don’t talk about when they say “just be consistent.” It’s not always a motivation problem, it’s usually a capacity one.

And that’s exactly where most business owners get stuck.

You’re busy doing the actual work, keeping things running, replying to people… and your own visibility ends up last on the list. Even though it’s the thing that brings the next client in.

If that sounds familiar, you’re not the only one.
