Two thoughts here:
- Firstly, it's a great idea to put a beautiful, bright splash screen on the TV to attract users' attention.
- Among these three competitors, the bright colour immediately grabs the viewer's attention.

Your task is to grab attention from the very first second, by any means necessary. As you can see in this example, this doesn't always require a lot of money or effort. You can achieve this very simply and quickly with your phone.

Do you know why these lines appear in photos?
It's simply because the camera lenses are dirty.
All you need to do is wipe them with a soft cloth before taking photos. This is especially important if the photos are going to be used for listings.

However, it's better to book a professional photoshoot. You'll see a return on this investment from the very first month!

I recently installed the Chrome extension GetDirecto https://www.getdirecto.com/ to see which Airbnb and Booking listings have websites. The result was extremely unexpected: only one in ten listings had a website. Perhaps even fewer.

Not having a website when you're in the property management business is like squeezing half an orange and throwing the rest away. All of your guests could at least come back to you, and at most buy additional services from you and recommend you to their friends.

A website is not just an address on the internet; it is a tool for generating additional sales and retaining guests through email, social media and other communication channels.

If you're not sure where to start or what kind of website you need, get in touch and I'll advise you.

While scrolling through Airbnb listings in London today, I came across this wonderful example of a perfectly designed small flat. Every detail has been carefully considered, and the colours complement each other to create a special vibe that makes you want to move in immediately!

What's good about it?
- The first five photos show different parts of the flat, giving users a quick idea of whether they like it within five seconds.
- Through smart, thoughtful design and high-quality photos, the host demonstrates their commitment to providing a positive experience for guests (as a result, we see the rating 5.0 with 44 reviews).
- The host has created and added a floor plan. This is useful for guests and helps them make a decision.
- The listing description is quite detailed and provides a comprehensive overview of what to expect.

What i don't like:
- A minimum stay of 4 nights. This is a big mistake. Anyone looking for a shorter stay won't see this listing, which means the algorithms will lower its ranking, resulting in fewer bookings.
- There are hardly any discounts. People love discounts. Why not offer them to reward those who want to stay with you for longer? This would be much more profitable for you than one-day stays or even stays of four nights.
- The listing description is good overall, but it lacks soul and individuality.
- The calendar is closed from January. There may be personal reasons for this, but if not, it's not ideal. Why not give people the opportunity to book in advance?

What do you think of it?

Who do you think will win this battle?

The host has offered a discount of over 50%! I'm sure he knows what he's doing because he has a good rating, and the apartment itself is excellent. You might say the price is too low, but don't forget it's the low season and he probably wants to attract a minimum number of guests in advance to avoid losing money. Ultimately, it's up to each person to decide, depending on how hungry they are :)

The main point I would like to draw your attention to, though, is the huge discounts! I rarely see discounts like this. From my own experience, I can say that it was very difficult for me at first – my brain just wouldn't let me do it. But after a while, it became the norm, and now a 10% discount means nothing to me.

Don't get me wrong; I'm not suggesting that you sell your property cheaply. I'm talking about inflating the price by 50% and then offering the same discount. You won't lose out, and guests will be delighted to receive such a discount. They'll think they've hit the jackpot!

Also, with the right settings on Airbnb, this will help you attract more guests who book for 2-3 nights instead of just one night.

Start with 30–40% :)

I am usually against text on the cover, but the ex*****on here is simply remarkable. It is elegant and clear without being distracting. A cover like this suggests that the owner has a similarly tasteful approach to their home and guests.

What are your thoughts on text on Airbnb covers in general?

Most hosts earn from bookings only. And stop there.

But guests want more: airport transfers, local experiences, convenience services.

Hotels make 40% of their revenue from extras. Independent hosts? Usually 0%.

The math is simple:
If you host 100 guests a year, and even 50% of them buy extras like transfers, breakfast, or massage — that’s €5,000+ more annually. Almost no extra work.

That money could cover your mortgage. Your kids’ education. Or your next renovation.

Think of your guest like an orange.
Airbnb is the market.
Your house is the glass.
The juice is your profit.

If you only rely on Airbnb, you squeeze half the orange.
You leave money on the table.

The rest of the juice comes from:
– Extra services (chef, tours, transfers).
– Smart email flows to bring guests back.
– Direct bookings for repeat visitors.

One orange. One guest.
But a full glass of profit 🍊🥂

Many “gurus” say:
“You don’t need OTAs - they steal your profit.”

That’s only half true.

They bring you the orange.
Your job is to squeeze it right:
- Take the first booking from OTAs.
- Then build direct contact with guests.
- Offer upgrades, extras, or direct re-bookings.

And remember: if you rely only on your own site,
you’ll need to advertise it yourself.
Social media, ads, content…
Do you know how much time, money, and effort it takes?
And how much one guest will really cost you to attract?

OTAs open the door.
But you decide how much juice you keep.

Winter is always harder to book.
Instead of chasing 2–3 day stays, sell monthly.

If you have 5 apartments, put 2 on long-term at half price.
€1200/month becomes €700/month.
That’s €1400 guaranteed to cover costs.
The other 3 apartments? Keep them at normal rates.
They might book, they might not.
Either way, you’re not losing money.

You can also create attractive 2–3 week prices.
Guests love the deal.
And you keep cash flow steady.
