First of all, before you read what I am about to share with you here, I need you to share this to your timeline, you will need to revisit it in few days, also it may benefit someone in your list.

Forget the fact that you've sold couple of properties in the past or you may be having that heavy tag on you right now as REAL ESTATE GURU!

I am not here to rate your level...

I totally respect all of that. As a matter of fact, I am not going to write anything here about Real Estate as a business, rather the marketing side of Real Estate business.

That's my forte.

Let me start by acknowledging your efforts in daily organic posts across digital channels. But, permit me to borrow a quote from John Obidi that says "life is too short for organic growth".

At the same time, communicating sales daily across your digital channels will do you more harm than good... Rejig your strategies and integrate EDU.

You see, you're not selling cheap shoes or wrist watches, you're selling a product that has been globally categorized as a special product.

That alone should inform you that, it's not everyone on this space that you should be selling to.

Trust me, INTEREST MEANS NOTHING WITHOUT A BUYING CAPACITY.

I know you know this...

The data is out there to guide you on the fact that, we have less than 2.4% of Nigerians in Nigeria, who earn up to 200k monthly.

Yes, the simple lay man explanation to that, is that, buying powers have been drastically reduced in the last 2years.

You already know that Nigeria is the poverty capital of the world.

Why are you selling property to random people?

Why is everyone in your target?

You see, I want you to pause now and decide between these three categories of buyers, who you should focus on selling to henceforth:

1. The Nigerians in Diaspora

2. The Wealth Preservers

3. The Creative Industry Income Earners.

4. The Coded category (I don't discuss this publicly).

I want to assume that you've decided at the moment the category you should sell to. Now, highlight your 3 months focus and strategies on that category you chose.

This is why you can't sell to everyone at the same time, because you will complicate your Marketing communication and strategies.

You cannot sell to the Wealth preservers at the same place with the same marketing strategy and content as the Creative Industry Income Earners, likewise the Nigerians in Diaspora.

Their thought patterns and frequencies are different.

To sell to each of them, you must first of all be at the same thought frequency as them.

Now, begin your Digital Positioning actions.

In Real Estate, Effective Positioning brings more rewards that prospecting.

It's a known fact that discovery boost trust than personal introduction.

If you're a Nigerian building a business in Nigeria and you engage Virtual Assistants as I do, most importantly in your Customer Service Role. You need to be a bit more attentive to how they relate with customers.

This afternoon I reach out to the customer care chat made available on the Website of one the platforms I am exploring...

I must say, the guys building that platform are doing amazing job and are investing a whole lot to see it succeed.

So, I sent messages informing the representative that my account is wrong notified for subscription expiration.

She requested for evidence, which I sent the email screenshot of the day I subscribed on the 3rd of September...

She then told me, she needs transaction debit, which I sent the debit alert...

Her next line struck me.

This is not accepted...

I was like, but most of these thing can actually be identified from your system.

I guess she got angry and wrote:

WHEN YOU ARE READY TO PROVIDE THE BANK INFORMATION, WE WILL HELP YOU FURTHER, IN THE MEANTIME, HAVE A GOOD DAY.

Bro, I am paying for this service and deserve to be respected at least as a customer.

No one has ever come this hard on me on foreign platforms...

You're not even patient enough to me exactly what you need and you're being rude and ill mannered as a customer care representative?

She logged out and someone else joined and bothered not about my displeasure with the first person...

People are still falling for scam, not because they are not smart, rather the perpetrators have mastered the effective application of human desires in their marketing communication.

This was part of the conversation I had yesterday in my Mastermind Class for Realtors.

You see, most of us are aware of the most popular scheme that operated as an effective business, offering thirty percent monthly interest on their investment, while still guaranteeing refund of your capital whenever you request to withdraw it, based on the stipulated timeline.

They did this, because they are aware of the fact that many middle class are looking out for:

1. Investment in an easily liquidated assets (They people communicate this, by promising them easy means of their capital retrieval, even while receiving their monthly interest).

2. Cashflow ( They know that when the people are told that you can put aside this money and still be earning monthly from it while doing nothing, yet you have...

3. Capital Protection (They are promised protection of their capital)

4. Future security. (Multiple streams of income is widely preached for, they use it for the psychological conviction).

5. Emotional and Psychology Satisfaction (This is the climax of all. To them, they have investment portfolio with a particular company that has promised 30% monthly interest, plus easy means of capital retrieval.)

Data shows that it has always ended in a sad way, but the human desires never change.

This is why as a Realtor, you will struggle to sell, if all you do is promoting lands and building.

The primary desire of human is future without worries.

They desire certainty, comfort, uninterrupted cashflow, future protection, the protection of their capital and above all, whatever you want them to get into, should an easily liquidated asset.

This is exactly what Real Estate offers, but all you communicate is lands and building.

Humans don't part ways with money when they are in their logical state of mind. You must learn to intentionally excite them, to get to buy from you.

Understand the human psychology when selling.

Their fear is not leaving the earth without having a house, the fears "may" be not being able to afford a comfortable shelter till they leave the earth, or not being able to feed and care for her family.

In one of my sessions, I shared with my participants how they can focus on selling to the new mother the excitement of being able to use just a plot of land to fund the foreign education of their child when he or she turns 18, by just buying a plot now in a secured and fast developing location.

The woman will become your mouthpiece in the family, as long as she's aware the husband can afford the property, he won't rest until the property is bought.

Sell what they desire, not lands and building, in the end, you will be able to sell lands and building.

Take care of the mind...

That's where the decision is made.

As a Realtor using Social Media for Leads generation and sales campaigns, one of the most asked questions I've had is:

"How do I avoid targeting my competitors in my campaigns?"

This will be my most direct content in recent times...

You see, media buying is a very tricky process.

While the question of broad audience or Detailed targeting has been asked alongside this, it is pertinent to state it clearly that, you cannot rightly define an audience, while leaving it broadly.

Now back to the question.

How can you avoid targeting your competitors?

To most Realtors and Real Estate Professionals, Real Estate as a keyword is the primary thing that pricks their interest, the moment they think of defining audience.

That's the primary error or inclusion.

As a matter of urgency, stop it now...

Those who buy properties, are really not those who online behaviours or interest are captured in Real Estate.

This is why in my Real Estate Digital Prospecting & Positioning Course, I highlighted the top three (3) categories of buyers.

When you understand who your property buyer are, you will know where they are and how to reach them with paid ads.

It starts with the knowledge of who you sell to.

You can decide to focus on selling only to:
1. Nigerians in DIaspora
2. The Wealth Preservers
3. The Creative Industry Income Earners
4. The Easy Money Makers

The number 4 is not a category I explain publicly, it is usually for those in my alumni group.

Now that you have fully understood who you should be selling properties to, can we now go back to how to target them?

Avoiding targeting your competitors in your campaigns involves several strategies and best practices. Here are some key steps to consider:

Keyword Selection:

Exclude Competitor Keywords: Use negative keywords to exclude terms directly related to your competitors. This prevents your ads from showing up when users search for those specific terms.

Focus on Unique Keywords: Identify and prioritize keywords that are unique to your brand and products. This helps differentiate your offerings and attracts your target audience without overlapping with competitors.

Audience Targeting:

Custom Audiences: Build custom audiences based on your customer data and interests. This allows you to target people who are more likely to be interested in your products rather than those searching for competitors.

Lookalike Audiences: Use lookalike audiences to find new potential customers who have similar characteristics to your existing customers, reducing the chance of overlapping with competitor audiences.

Geographic Targeting:

Location-Based Exclusions: If your competitors have strong regional presences, consider excluding those specific areas from your campaigns. Focus on regions where your brand can stand out more effectively. With the current Ad manager tools, you can't make selection for people who live only, rather people who live and or recently in that location, so always implement exclusion in your location targeting.

Ad Copy and Messaging:

Unique Value Proposition: Highlight what makes your products or services unique. Focus on your strengths and unique selling points rather than comparing yourself to competitors.

Avoid Competitor Mentions: Ensure your ad copy does not reference competitors, either directly or indirectly. This keeps the focus on your brand and its benefits.

Use of Analytics and Data:
Monitor Performance: Regularly analyze campaign performance data to identify any unintended targeting of competitors. Adjust your targeting settings based on these insights.

Competitive Analysis Tools: Utilize tools that provide insights into competitor strategies without directly targeting their audience. This can inform your approach while keeping your campaigns distinct.

Content and Creative Strategy:

Content Differentiation: Create content that reflects your brand's unique voice and perspective. This can help attract a distinct audience that resonates with your brand's message.

Engagement Focus: Encourage engagement with content that offers value, such as educational resources, or interactive experiences. This attracts an audience interested in your offerings specifically.

It was a few years back that I read one of Brian Tracy's book on No Excuses...

In that book he highlighted something really intriguing...
He said, successful and happy people are concerned about pleasing result, while unsuccessful people are concerned about pleasing method...

At first it wasn't clear...

Then I made a further reading and understood what he meant...
You see, method is not as important as result.

That you're used to doing things in a particular way, doesn't mean you should or must keep to that pattern even when you're not seeing the right result.

Mr. Tracy further expressed that things successful people hate to do, are the same things unsuccessful people hate to do as well, but the successful ones know it's necessary and went ahead to do them irrespective of how they felt...

This sounds like the usual motivational speaking you're familiar with, but take a closer look at it again...

It's exactly how most businesses operate.

It was last week that I read from John Obidi when he wrote "Life is too short for organic growth".

For those who may not understand that assertion, it simply means that, you shouldn't depend on your daily organic post for business or career growth.

before then, you must first of all understand the intricacies of Media Buying and how it's done to harness profit.

I will start by telling you here directly that 90% of your campaign efforts will be in futility, if you do not have a well structured landing page (Sales Funnel) that your traffic is directed to.

More so, the media buying channels like Facebook and Instagram have an increasingly weekly update to their system.

The excitement of a new venture usually drops within the first six (6) months of attempts at getting the expected result in a new venture...

Most importantly, if the result didn't come in at all or came in below expectations..

Like love, every human has an attachment ingredient...

For the ladies, their language may be different from the men... This makes it difficult for most people who got into business with all excitement to suddenly start feeling a decline in their emotions.

It's normal...

May be the attachment ingredient didn't come or it's taking time to gain that ingredient that will get them attached to the new venture.

A larger percentage of business owners are caught in this situation, but the differential effect is the knowledge gap.

Having interacted and trained over 1000 Realtors in my Academy at MLA and Company's sales force, I can categorically say that the percentage of those who sell enough monthly and those who don't is like 90% by 5%.

That is, a 90% decline and 5% success rate.

Why is it so?

Knowledge gap!

That you can run ads to Whatsapp or Messenger does not mean you're doing the right thing.

Every Campaign Objective must be chosen based on the campaign goals.
