When I wanted to learn how to bake a cake, I didn’t expect it to happen overnight.
I invested time and money.
I enrolled in a baking class.
I bought the ingredients.
I bought an oven.
I bought spatulas and baking tools.
REALITY IS
You cannot bake a cake without the right ingredients and tools.
You also cannot expect a cake to come out perfect
if you don’t even have an oven.
Land investing is the same.
Many land investors want to close deals right away, but they skip the fundamentals.
They don’t know:
• How to do market research
• How to build a list of motivated sellers
• How to contact sellers
• How to negotiate
• How to do due diligence
• How to identify a good deal
And most importantly…
❌They don’t have the tools.
❌They don’t have a system.
So how can you expect to close your first land deal
if you don’t even have the oven?
Success in land investing is not luck.
It’s about having the right ingredients, the right tools, and the right process.
Once you have those…
That’s when the deals start baking.
