Hindi lahat ng real estate properties ay profitable.
Kaya may mga projects na 5-10 years na hindi parin sold out.
You know why?
1. Demand
Example na lang ng Jisu fan nato.
When we traveled in hot places like Vietnam, sobrang dami kong nakikita na tourists like us na may dala dalang Jisu Fan versus sa traditional na pamaypay.
Jisu fan is automatic, handy and rechargable. And I can say sa price nya itβs justifiable. (P799-P1200)
Well that time nag kakaubusan kaya no choice kundi bumili ako ng manual pamaypay. At late ko na nalaman na may ganyan na pala Lol!
2. Wrong Pricing Startegy
Ang hindi ko malaman sa ibang developers bakit sige parin ang taasan ng mga projects nila na natengga na.
Most of the time, pinapantay pa nila yung pricing nila sa mga latest at most strategically located and with latest featured na need ng tao ngayon.
Correct me if Iβm wrong pero ito kasi yung nakikita ko so far sa mga agents na lumalapit sakin pag nagpapatulong sila.
Now hereβs what I recommend.
Stop blaming each other.
Stop blaming the platform na ginagamit mo to promote your listing. (i.e Facebook ads)
Instead work on your offer.
Do a regular check anong listing ang hindi nag-momove at focus sa other ones na you think it will sell based on property features.
Thatβs why on my programs may tinatawag kaming Ad management module where kasama yung pagpalit ng listing na binebenta if hindi mag wowork ang ads despite of low ad cost and high performing ads.
Kasi at the end of the day, we aim for HIGH-QUALITY PROSPECTS and not LOW COST PER MESSAGE. π
