๐ก PROPERTY TRIVIA
Buying a property and signing a Deed of Absolute Sale does not, by itself, put the title in the buyer's name.
The appropriate taxes, transfer requirements, registration with the Registry of Deeds, and related steps still have to be completed before the transfer is properly reflected in the relevant records.
๐ TIP: DON'T WAIT TOO LONG.
Before buying or transferring a property, check the title and supporting records first. Confirm the registered owner's details, annotations or encumbrances, Tax Declaration, Real Property Tax status, and whether the documents of all parties are complete.
โ ๏ธ WHAT CAN HAPPEN IF YOU KEEP DELAYING?
Unprocessed property documents can become much more complicated later. Taxes or penalties may accumulate where applicable. Documents can be lost. Parties may become difficult to contact. A registered owner may pass away, potentially introducing estate and heirship requirements. Discrepancies may also become harder to resolve.
A transaction that is relatively straightforward today can become a much more complicated case years later.
Don't let your property documents sit inside an envelope for years.
