The HDB Resale market seems to have slowed down ALOT this year. It’s not uncommon to hear sellers lament that their flats have been on the market for many months without any buyers coming to view or offer - especially for the older flats or flats with unfavourable attributes (e.g. low floor, far from MRT, etc.).

While recent policy changes - most notably, the removal of the 15-month wait out period for downgraders - may bring about some reprieve, the effects are likely to only be short-term. Without any unusual shocks to the market equilibrium of supply and demand, we could legit be in for a long-term HDB resale market price correction.

Keppel condos (Reflections, Caribbean, Corals, Reef) have been lagging behind in price growth the past few years.

Could this finally give them an uplift in value?

A $1515psfppr will likely translate into launch pricing close to or exceeding $3000psf - and really, there’s good reason for that!

TLDR: the future of enbloc sales will likely see more realistic prices that accurately match the value of the land, rather than for sellers to quote their dream price and assume developers will bite.
