Common perception is to not buy condos that are too old. But how much is too old? In this comparison, I took condo resale transactions in OCR across 4 different "generations".

Data shows some similarity to Bala's Curve, where as the leasehold approaches 60 year mark, the lease decay accelerates.

Rivelle EC sold out 92.5% on Day 1 launch at almost $1,900 PSF on average. The balance units are larger layouts, and would most likely get sold out once the waitout period is over for the second timers to come back in.

But here's the important question - more than 62% of units were taken up by first timers on Day 1. These buyers have limited financing due to household income cap and no collateral. There's only 2 possibilities - there are super cash rich, or they just jumped into something that they think they can resolve 3 years later.

Hype Or Hope - Pinery Residences

I provided 3 forms of price gap comparisons to describe Pinery Residences.

The third price gap is slightly harder to understand. Based on past transactions, the price gap between new launch mixed development and new launch EC can be up to 40%. But in this case, Pinery Residences is estimated to be only 25% higher than Rivelle on average - reflecting high value in Pinery. However, benchmark matters. So we drilled down into Rivelle to identify if it is really a suitable one compared to nearby private resale in D18.

The results are yours to interpret.

Bagnall Haus is a 113 freehold residential development with 2 commercial units located along Upper East Coast Road in D16. Its strongest points stem from being steps away from Sungei Bedok Station, surrounded by landed enclaves and 1 stop away from upcoming bayshore transformation.

Since its launch about a year ago, 90% of units have been sold.

As of 9 March 2026, the balance units include
- 2 low level 5 bedroom units
- 1 stack of 4 bedroom units

Prices have not been adjusted since October 2025, and its expected the next adjustment to be happening late Mar to April, after the launch of Pinery Residences. Afterall, how can freehold land be cheaper than leasehold land? Boggles the mind.
