This Lake Huron building site has almost an acre of land and 150 feet of frontage on Muscoe Channel. The views are looking over the channel to Hill Island and the sunsets over the Island. Muscoe Channel allows for boating and and paddling in a protected area between the mainland and Hill island with little boat traffic and plenty of wildlife. You can dock your boat right in front of your cabin and head out to Northern Lake Huron for big water fishing or fish the Les Cheneaux Islands. Popped in to check out a potential new listing. This property will come on the market with myself or another agent in the spring. Owner doesn’t want to move in the winter. This is right as the downbound freighters exit the “rock cut” between Neebish and the mainland. As close as this property is to the water it is like the ships are close enough to touch from the porch. The 4bed, 3bath home has western, sunset facing frontage, a great pole barn, and has been almost completely remodeled. The house was previously listed at $350k.

This is a fantastic Neebish Island home. A few important points the list agent didn't cover. Neebish Island has year around daily car ferry service. The St Marys River is some of the best fishing in the midwest for many many species including salmon, muskie, walleye, and perch. The St Marys also gives you access by boat to Lake Huron and Lake Superior. One of the great things with this modern home/cabin is how close it is to the waterline. Current environmental standards would not allow a new structure to be built this close to the water. The high water of a few years ago had no impact on the house. There is a 40x60 pole barn as well as an additional garage. $350,000.
