I am going to help you find a path to consistent income and leads in this post.
But I have a favor to ask…(I promise it’s not going to cost you anything…)
I have been a marketer for years. All high-level, big-thinking strategy ideas. I know that marketing done right works. I know how to set up systems that work. Get the pieces in place and marketing works like a fine-tuned Ferrari.
When we were buying our last investment property, the RE agent and I got talking about what I do. He nodded along, asking questions about strategies and methods.
At the end of our conversation, he shook his head.
“Damn…this marketing stuff sounds like what I need. I wish I had a lead generation system that worked for my business.”
I was surprised.
This is a person who seems very on top of things. Always busy.
Turns out that he was scrambling to get business.
The “busy-ness” wasn’t generating near enough “business” for him.
He challenged me to put together a lead generation system that would work for Real Estate.
Challenge accepted.
Now, my marketing experience gave me insights into the awareness and desire part of the process. And you don’t get clients UNLESS you first create that awareness of the need and desire for YOU to do the deal.
But the sales had always been handled by, well, the sales department.
I had a lot to learn.
So, being a researcher by nature, I started a deep dive.
Backstory:
My family has been in RE for decades.
Mom, Dad, cousins, aunts, uncles…all RE agents, brokers, investors, appraisers.
You name it, we’ve probably done it.
I grew up flipping houses with my parents from the time I was an infant. I was the only fifth grader in my class who could paint and tile (yup…true story).
I thought everyone talked about tenants and rehabbing and RE investments around the Thanksgiving table. 😊
So when my agent challenged me, I figured that my marketing experience and RE background should make this easy-peasy.
Wrong. Nope. Nada.
There are lots of "proprietaryy" systems...but they seem complicated or require expensive monthly fees.
Nothing was checking the boxes for me...
So….
I read dozens of books on marketing and sales.
I started talking. Nearly 100 RE agents and brokers (and counting).
I kept asking the same question: what does an ideal lead gen system look like for RE agents?
I kept looking for the answer to creating leads that bring sales.
It was frustrating at first.
From agents, I kept hearing the same tired answers.
>>Cold calling
>>Work your SOI/farm
>>Door knock
From the books, I kept reading all this “high-level” stuff that I knew worked – if you had a full-time marketing team.
>>Create a sales funnel system with landing pages and lead magnets and...and...and
>>A/B split test to determine the highest ROI
>>SEO for your website
>>Keyword-heavy posts and content.
Yikes.
There had to be a better way for RE agents to get the leads WITHOUT becoming a marketer.
The criteria that agents told me seemed impossible.
>>It had to be dead simple to use.
They all reminded me that they were not marketers. That meant I had to create simple, easy to use systems that would still deliver results.
>>It had to take just a few hours a week.
Everyone wants to sell RE not be chained to their desk with endless marketing to-dos. The systems had to be streamlined and efficient. Cut out all the fluff that wasn’t KEY to lead gen.
>>It had to produce consistent, exclusive leads.
Filling their funnel (nearly) effortlessly. That meant all the pieces had to work together to deliver results.
