Good list in hand, there are just a few steps to follow to build your custom audience on Facebook…

1. Format your data according to Facebook’s guidelines. Best practice is to upload as many permitted columns of information in order to ensure the highest match rate.

2. Go to Facebook Business Manager, select “Audiences” from the menu, and create your new audience by uploading a .csv or .txt version of your data.

3. Facebook will hash your data and begin populating your audience by matching your data with corresponding Facebook users. (It can take up to 24 hours for Facebook to create an audience).

4. Create your campaign by targeting your new custom audience and start generating leads.

You can send out postcards that say “Call me if you want to sell.” Hopefully you’ll get a 1% or 2% response rate.

This generally works because it is a numbers game. You are putting yourself out there, and eventually you will reach the right person.

Pay-per-click is a different animal.

Instead of the investor initiating the action, it’s the seller initiating it.

Pay-per-click comes into play when somebody sits down at their computer or on their phone and searches for information to help solve their problem.

In the case of a seller, that could be all sorts of issues, such as:

- “Hey, I’ve got a house I’ve just inherited from my uncle”

- “Oh, we just got relocated and I’ve gotta sell this thing fast, and my agent says I can’t list it as it is. I need to sell this thing as is!”

- “Oh my gosh, I had three rental properties in Houston, they’re flooded now. Who buys flooded properties?”

PPC leads are more likely to be motivated to sell versus the direct mail lead because they are taking the action to find you.

This is not to say that you can’t take action and find motivated sellers with direct mail, but in general, a PPC lead is going to be more motivated to sell, because they’re the ones who took the first step.

A few tips to optimize your website and attract motivated sellers…

1. Engage visitors with valuable content, like downloadable ebooks and case studies.

This strategy gives visitors the impression that you are willing to go the extra step to give them more information and guidance.

2. Ensure your website is user-friendly and easy to navigate.

People will click off of a site that they find confusing.

3. Add compelling calls to action that use clear, concise, and action-oriented language and tell visitors what you want them to do.

For example, instead of “Submit,” try “Get Your Free Quote Now.”

This will encourage action from motivated sellers for business growth.

4. Use trust signals and social proof; this includes displaying testimonials, reviews, case studies, and awards.

The fundamental question is simple: Are people finding your website?

Not every lead that reaches out to you will close right away.

It’s easy to get focused on the immediate payday and forget that long-term nurture can add another 30% in revenue… from the leads you already have.

Example: If you run a $1M wholesaling business, you could increase your ROI by $300K by dropping your leads into an automated follow-up sequence.

For your long-term nurture sequence, create a 13-15 month automated email sequence. All it requires is a one-time setup.

These emails will go out at certain intervals- maybe every five days, every three days, every week, etc, and they’ll keep you top of mind.

You can also send automated text messages and voice broadcasts along with the emails for higher response.

At the end of the day, you want to stay in touch with your potential sellers, so when they’re ready to sell, you’re the one they call (or more likely, text!)

Yes, you should text, email, and call your leads within 5 minutes and let them decide which method they prefer and/or are more comfortable with.

You can even leave a ringless voicemail, e.g. with Slydial.

A website domain is likely the first thing that your audience will see when doing a simple Google search. You want it to be simple and easily recognizable.
