Tip #3 Do you have a 30-year mortgage loan? Refinancing your mortgage into a shorter loan term such as a 15-year loan can obviously speed up the payoff process by half. The upside to shorter mortgage terms is lower interest rates, which inevitably saves you money, spend to save!

In actuality, despite popular belief,

🔸 A 15-year loan monthly payments are not double that of the 30-year mortgage loan as the 15-year loan has a lower interest rate attached to it.
🔸 There is also a middle ground to a 15 and 30-year mortgage loan, which would be the 20-year mortgage loan. Making monthly payments a bit more manageable with the same benefits of a lower interest rate and faster payoff!

So, what does low inventory really means to you? Simply put, you should be on top of your game when you go house hunting because chances are the best homes will probably be grabbed up quickly. Toward the beginning of spring ’21, most homes sold around 20 days quicker compared to the previous few springs. That doesn’t leave a lot of time to falter over your home hunt.

In the event that you need to track down a decent home in this thin market, here’s what I recommend:

🔸 Penance a few needs
In the event that you can’t discover the house you need, surrender some “pleasant to-haves” for your “unquestionable requirements.” Find the most economical home in the best neighborhood you can manage and redesign over the long haul.

🔸 Extend your inquiry
Consider the possibility that the area where you’re intending to purchase is excessively serious. You may be shocked at the diamond you can discover in a less mainstream area.

🔸 Get pre-approved ASAP

Today’s vocab word: Equity

Equity is ownership. When it comes to homeownership, equity refers to what proportion of your home you really own—meaning what proportion of the principal you’ve paid off. The more equity you’ve got, the more financial flexibility you’ve got, as you’ll refinance against whatever equity you’ve built.

So, for example… If you’ve got a $200,000 home, and you continue to owe $150,000 on it, you’ve got $50,000 in equity.

Wanna know how to pay off your mortgage early? Here’s Tip #2 of this series.

Making an extra payment each month specific to the principle of your loan and not the interest can save you a lot in the long run on interest payments!

So, for example:

Let’s say your payment per month = $1046

Rather than paying just this amount round up and pay $1100 and mark the extra payment amount to go towards the principal. Even with as little as $50 extra per month it will add up quickly and speed up the payoff process.

When you’re ready to look for homes, consider what works best for you now — and what will work best for you in the future. Ideally, you should plan on staying in your new home for the next five to seven years (or longer). Doing so can help you pay down the mortgage and build equity.

For a house to be your perfect home, it will have to grow with you.

🗝 If you’re planning on having kids, you may need an extra bedroom or two
🗝 Think you might start working remotely? You’ll want that home office
🗝 While you don’t want to overdo it and buy a five-bedroom home when you’re single, be sure to give yourself some room to grow

Finding your dream home is a lot like finding the perfect partner. It might take a while, but when you find the one, you know you’ll always have the support of someone who just gets you. And when you find your dream home, you’ll always have the perfect place to unwind and make memories.

To make your home buying experience smooth, here’s what I recommend:

🗝 Find your style
Consider what type of home will work best for you

🗝 Do your homework
To find your perfect fit, start by doing some research. Check out a neighborhood’s walkability score. Also, be sure to visit areas you’re interested in… in person too, especially if you’re relocating.

🗝Know your finances
Get your financial picture in order before applying for a mortgage. Remember, it helps to get pre-approved

🗝 Stay on budget
I recommend adopting the 28/36 rule. For example, your monthly housing expenses should not exceed 28% of your gross monthly income, while all your monthly expenses such as housing costs, car payments, etc should not exceed 36% of your gross monthly income.
