Right now, I’m seeing buyers who are interested and ready to make moves — but they’re paying very close attention to terms, timelines and the numbers.

And sellers? The ones getting serious attention are realizing that a strong deal isn’t always just about getting the highest price. Sometimes certainty, timing and the right buyer matter just as much.

I’ve had several negotiations lately where the real work wasn’t getting everyone to agree on a number — it was finding terms that made sense for both sides.

That’s the part of real estate I love. There’s almost always more happening behind the scenes than people realize.

🏡 A quick look at what’s happening across the Austin–Round Rock–San Marcos market:

July brought some encouraging movement. Closed sales increased 4.4%, pending sales rose 4.1%, and the median sales price reached $435,000—up 1% from last year.

At the same time, homes averaged 63 days on the market and closed at 93.7% of their original list price. The takeaway? Buyers are active, but they remain selective and price-conscious. Strategic pricing, strong presentation, and experienced negotiation continue to make a meaningful difference.

At the end of the day, this is my why. ❤️

I work hard. I put in long days, answer calls at all hours, juggle a million things at once, and probably have a hard time ever fully turning “work mode” off. 😂

But behind all of that is something much more important than work — my family.

My husband and my son are the most important people in my world, along with a few other very special people I’m lucky enough to have in my life. ❤️

Everything I work for, everything I’m building, and so much of the drive I have comes back to them. I want to give my family a beautiful life, make memories together, and create a future we can all enjoy.

I’m proud of the work I do and the career I’ve built, but my greatest success will always be the life and family I come home to. 🏡❤️

That’s the real reason behind the hustle. ✨

🏡 Housing Market Update

We got some encouraging news for the housing market last week.

Inflation showed signs of cooling, and mortgage rates improved toward the end of the week. While rates are still elevated, they recently reached some of their lowest levels in about a month.

Existing-home sales dipped 1.7% in July, but remained slightly higher than a year ago. Buyers are still active — affordability and interest rates continue to be the biggest factors holding the market back.

The good news is that if inflation continues moving in the right direction and mortgage rates come down, we could see more buyers come back into the market.

For sellers, pricing correctly from the beginning is still extremely important. Buyers have options and are being selective.

For buyers, there may be more negotiating room now than we’ve seen in stronger seller markets — and if rates improve, competition could pick up again.

A clean house — especially when I wasn’t the one who cleaned it. 😂
Getting into comfy clothes at the end of the day.
And those random little moments with my son that make me laugh. ❤️

Nothing profound today. 😂 Just a reminder that sometimes it really is the little things that can completely change your mood.
