Georgia HB 1305: Statewide Licensing for Home Inspectors Moving Forward – What Do You Think?
House Bill 1305 (Home Inspector Licensing Act) has cleared committee and is advancing through the 2026 legislative session. If passed, it would require:
Mandatory state licensure
120 hours of approved education
Supervised inspection hours
Passing an exam
Liability + E&O insurance
Continuing education
There are also grandfathering provisions being discussed for currently practicing inspectors.
Georgia has historically been one of the few states without statewide licensing, so this would be a pretty major shift for the industry here.
Some inspectors argue this will professionalize the industry and protect consumers. Others are concerned about increased costs, barriers to entry, and how enforcement will actually work.
As of March 3, 2026, it has not yet become law, but it is progressing.
