I attended an informational meeting in Ohio last night on pore space leasing for the carbon capture industry which is coming to a community near you very soon.

The meeting was hosted by a land owners legal network, advocates for oil and gas royalty owners, and land owners were all present and speaking and it was very informative.

The big takeaway? DO NOT sign a lease for pore space without an attorney. There are some big categorical differences between your rights in pore space and all previous land leases and its really important that you understand those differences. One quote I will share from a geo-engineer who has been drilling for 40 years "You will never get as much as you give away in these leases"

This is a wholly untested industry with alot that doesn't add up and potentially some pretty significant dangers. But its being pushed reall hard by the government because of mandated carbon capture policies. So landmen are being very aggressive and eminent domain is going to become a huge issue in this industry. If one or two of your neighbors sign it could mean that you get your land force pulled into the unit as well.

Here are my thoughts on Will Smith and Chris Rock.

Right now there is a huge lack of inventory in good homes, particularly starter homes. If you are a buyer you need to hire a Realtor as a first step. Make sure you are pre-qualified and really clear on what you want and maybe more importantly what you dont want. Because everytime a good homes hits the market you can be sure there will be strong compitition.

If you own a home and you've thought in the last 5 years of selling, now might be a great time to capitalize on your asset. You might make the most money right now than you ever could on your home. Particularly if your home is turn-key, well maintained and a good fit for people starting families.

PSA by your local FAA licensed Realtor - drones are federally protected aircraft. The FAA doesn't distinguish them from small planes. If you shoot one down you could end up in jail. And definitely don't expect an FAA licensed commercial operator not to press charges if you bring down their $3,000+ piece of equipment while they are doing a job. Despite what you might think, you do not own the airspace above your property.
