I talk a lot about not just using social media as an extension of of a listing service or as a sales device. But that means that you need content to fill the holes and provide value for your followers. Enter evergreen content.⁠⁠

Evergreen content is great because you can batch create it and have it waiting in the wings when you need a post.⁠⁠

Picture this. It's the beginning of August. The temperature has reached a balmy 91 degrees with a humidity of 650%, and it is only 10 am. You have already refereed 3 fights, threatened to take screen time away twice, and heard I'm bored no less than 24 times. You have two options.⁠⁠

1️⃣ Commit hari-kari⁠⁠
2️⃣ Come check out this gorgeous new listing at 1234 Main Street and find the cure to your summer blues.⁠⁠

Features... features.... features... benefits... benefits...benefits...blah...blah...blah⁠⁠

This caption is obviously written in my voice and personality, but that is the whole point of a social media caption. You need to convey your personality and make yourself relatable, so people get to know the person behind the screen.⁠⁠

More importantly, your caption should tell a story. It allows you to prove that you relate to your customer and gives the customer a chance to envision themselves in the home. Show them how the property solves a potential problem for them. Just make it fun!⁠⁠

Are your captions a complete snooze fest? Do they feel generic and like a verbal vomit of features and benefits? Are you not getting the kind of post engagement you were hoping for?⁠⁠

I find that a lot of real estate captions basically sound like a rehash of an MLS listing. If a client wanted to read the MLS listing, guess what, they would have just gone to the home's listing page. Social media is your opportunity to wow them and give them a little something more than just features and benefits.⁠⁠
⁠⁠
Here are 3 tips to take your captions from 😴 to 🔥:⁠⁠
⁠⁠
🔥 Hit 'em with a hook. Start with a question, a funny anecdote, give them a jaw dropping stat. Anything that is going to grab their attention in the very first sentence. That is typically not "this beautiful 4 bedroom, 3 bath home..." BLAH!⁠⁠
⁠⁠
🔥Tell them a little story. The purpose of your real estate social media is to promote both your services and the homes you are trying to sell. Tell a story in the caption that is engaging and makes someone be able to picture themselves in the home or working with you.⁠⁠
⁠⁠
🔥 Include a call to action. You have to tell/ask people what you want them to do if you want them to do it. Make sure you include a clear CTA in every post. For instance, say things like "Shoot me a DM to schedule a private showing" "Call me for a free listing evaluation on your home" "Like this post if you are looking for more content like this". ⁠⁠

It is easy to assume that what is in your IG profile isn't important and overlook it as a key component of your Instagram presence. However, it is your first introduction to new followers, as well as a way for people to find you. It is critical to think of the ways a consumer would search for someone like you and then optimize for that search. Make sure it is clear what you do and what you specialize in. If you are known as the premiere listing agent in a specific area, then mention it. If you have a niche that you serve, be sure to mention in. Let people know what they can expect from your business!⁠⁠⁠⁠⁠⁠⁠⁠⁠⁠

Who says content planning can’t be fun and who says clients can’t become friends? Got to spend the afternoon doing monthly content planning with . Heather is a social media rockstar and is an active user of social media in her personal life, which makes things so much easier. You DO NOT have to be a professional photographer to have good looking, well-edited images on your social feeds. Now hear me out. I am in no way advocating that you start taking your own real estate photography. There is a lot more to real estate photography than good lighting and good editing. However, that doesn't mean that you can't be featuring candid shots that you take of your listings, your clients, or yourself on your social feed that look like they have been professionally edited.⁠⠀

Consistent editing style is an important part of creating a visually consistent feed, which has a lot to do with creating a visual identity for your brand. With the use of Lightroom, a free photo editing app/software that you can download from the app store, and a few good sets of presets are all you need to get started.⁠⠀

I have listed three of my favorite Lightroom presets packs for you guys to check out. I love both Interior HDR and Light and Airy preset bundles. I also love .bydiana real estate presets. I highly recommend you guys check them out.⁠⠀

Do you think your an influencer? If I had to guess I would say no, but I ask you to reconsider your answer. Swipe right to see the definition of the word influencer and then tell me what you think. Realtors fit the very definition of what it means to be an influencer- you have the ability to affect purchasing decisions, you have the authority and expertise, and you have a built in niche. Most likely the only thing you are missing is the active engagement with you community on social. You can do that! It just takes a little time, and consistency. Use social media for what it is best for and start building a community that turns to you as a trusted source of information.⁠⠀

This weeks Tips and Tricks Tuesday is all about hashtags. Hashtags are a great way to help with discoverability, but are often not understood and used incorrectly. Today I am going to teach you the 10-10-10 rule of hashtags.
Instagram allows up to 30 hastags to be used per post and these hashtags allow you to show up on the explore page for those terms. The problem is that most hashtag generators just show you the most used hashtags that have hundreds of thousand or millions of posts. If you have a smaller account or are new to IG, it is next to impossible to be seen on those hashtags. That is where the 10-10-10 rule comes in.
Pick 10 hashtags with less than 5k posts related to your topic.
Pick 10 hashtags with less than 200k posts related to your topic
Picks 10 hashtags with less than 500k posts related to your topic
This will give your post a better chance of being discovered via hashtags and might even give you visibility on the coveted most popular page for a given hashtag.
