The great houses of hospitality have become landlords of a sort. Fashion ateliers and automotive marques have followed them into stone and glass. What used to be a hotel key is now a deed. Caribbean CBI is being rebuilt, not retired.

Grenada, St. Kitts and Nevis, Antigua and Barbuda, Dominica and St. Lucia have aligned around a $200,000 floor, shared due diligence and a new regional regulator, ECCIRA. Screening is tighter. Program shopping after a rejection is ending. A 30-day presence requirement over five years is coming; Grenada has already deferred its start until the regulator is live and all five governments agree on a date.

That is the right direction. Credibility is what keeps these passports useful. Visa-free access to 140-plus countries still matters. So does the fact that the old race-to-the-bottom pricing is over.

Panama is the complement most serious families are adding. The Qualified Investor Program still grants permanent residency through a $300,000 real estate purchase, often in about 30 business days. That threshold rises to $500,000 after October 15, 2026. Five years of permanent residency opens a path to citizenship. Foreign-sourced income is generally not taxed. The economy is dollarized. You are buying a real asset in a stable market, not only a document.
