This post if for those who have rentals, had rentals, or is considering rentals.

Let me tell you, I have been dealing with rentals for close to 15 years. And for the most part things have worked well. But I have 2 right now that might be the death of me.
Both started because someone failed to follow through on what they agreed to do.
Here's my takeaway:
📝 Get it in writing.
📝 Keep records.
📝 Document payments.
📝 Follow the contract.
📝 Don't rely on handshakes and good intentions.
If you're considering rental property as an investment, go in with your eyes open. It can be a great wealth-building tool, but it is not always passive income.
