So many people ask the King Team what is going on with the market. Opinions are sometimes great but here are the FACTS as of today.

The market as of today has 3,825 Single Family homes. This is a VERY SMALL number of homes, what we call inventory. First time buyers are looking for affordable homes, and at 8% that is tough. So here is a spreadsheet showing you how many homes are on the market at varying price points. Plus the difference between the Principal & Interest payment from 8% to 6%.

What we find interesting is that only 8% of the market is under $300k, but 17% is between 1 and 2 mil, and over 30% of the market is over 1 million!

I know this is not great news but this will help you understand what is happening. Now the GOOD NEWS is that if you purchase a home today, at 8%, you can always refinance down the road for a lower interest rate. Remember the election is coming and that tends to bring interest rates down.
