šŸ“ˆ Educational Post #26 — Some Real Estate Marketing Disappears. Some Compounds.

Some real estate marketing creates attention…

But some keeps building visibility long after it’s created.

A boosted post may last a few days.
A postcard may get a quick look.
A PPC ad may work while the budget is active.

But useful local content, strong area pages, and a well-structured website can continue helping buyers and sellers discover you over time.

That’s becoming increasingly important as Google and AI-driven search tools reward:
āœ” Helpful information
āœ” Local expertise
āœ” Relevant content
āœ” Consistency

The goal today is not simply ā€œhaving a website.ā€

It’s building visibility that continues working for your business long-term.

šŸ“ˆ Educational Post #25 — Do You Want a Website… or Do You Want Visibility?

Most real estate agents already have a website.

But there’s a big difference between being online… and being visible.

Today, buyers search for things like:
šŸ” Homes for sale in specific areas
šŸ“ Best neighborhoods
ā˜• Local lifestyle and community information

That’s why websites with helpful local content and area-focused pages tend to perform better in Google and AI-driven search.

Getting a site online is easy.

Visibility takes strategy, structure, and useful content over time.

šŸ¤– AI is changing how people find information online — including real estate information.

Today, websites that clearly explain local communities, neighborhoods, market trends, and lifestyle information are becoming more valuable than ever.

That’s because AI tools and search engines are looking for:
āœ” useful information
āœ” local expertise
āœ” clear explanations
āœ” trustworthy content

A website today needs to do more than simply ā€œlook nice.ā€

It should help answer real questions buyers and sellers are already searching for online.

That’s one reason I continue building detailed Area Guides and local content pages focused on Northern Virginia communities.

šŸ” Helpful information still matters — and becoming a trusted local source matters even more.

These days, people aren’t just searching Google for homes and neighborhoods anymore.

They’re also asking AI tools questions like:

• ā€œWhat’s it like to live there?ā€
• ā€œWhat are the best neighborhoods nearby?ā€
• ā€œWhere are good communities for commuting?ā€

That means websites with helpful local information, community insights, and clear organization are becoming more important than ever.

In many ways, the websites that are easiest for people to understand…
are also becoming the easiest for AI to understand.

That’s one reason I’ve always believed local information and Area Guides matter so much—they help people make more informed decisions.

šŸ“Š Quick question for agents…

Most of us can find our website pretty easily.
Just search your name—and there it is.

So it feels like everything is working.

But that’s not how most buyers start.

They’re searching things like:
• Homes for sale in a specific area
• Best neighborhoods
• What it’s like to live somewhere

šŸ‘‰ Try this: search your market (like ā€œhomes for sale in your areaā€) and see what comes up.

You’ll usually find:
• Large national websites
• Listing portals
• Maybe a few local pages
…and very few individual agents.

That’s not a skill issue—it’s a visibility issue.

Most agent websites simply aren’t built with the kind of content that connects them to those searches.

That’s the difference between:
āœ” Having a website
āŒ Having a findable website

Most buyers don’t start with an agent’s name.
They start with a location.

And that one shift changes everything.

šŸ’¬ If you try the search and something doesn’t look quite right, feel free to share what you’re seeing—I’m always happy to take a quick look.

šŸ“ Why Most Agent Websites Are Missing Their Best Marketing Tool

Most real estate websites look fine on the surface:

• Agent info
• Listings
• Contact page

But here’s the problem…

šŸ‘‰ That’s not what people are searching for.

Buyers and sellers aren’t starting with an agent’s name.

They’re searching things like:

• ā€œHomes for sale in Arlington VAā€
• ā€œBest neighborhoods near meā€
• ā€œWhat it’s like to live in Falls Churchā€

And if your website doesn’t have content that matches those searches…

šŸ‘‰ It simply doesn’t show up.

šŸ’” The missing piece on most agent websites?

Local, area-based content that answers real questions.

That’s what helps Google—and now AI—connect people to your site before they ever know your name.

If your website isn’t doing that, it may look good…
but it’s not doing much marketing for you.

šŸ“ Ever notice how most people start their home search?

It’s not by looking for an agent…

šŸ‘‰ It’s by searching for a place.

Things like:

• Homes for sale in a specific area
• What it’s like to live in a community
• Which neighborhoods might be a good fit

That’s how buyers (and sellers) think today.

And now, with AI, people are asking those same questions in a different way—but the idea is still the same:

šŸ‘‰ It all starts with location.

That’s why the content on a website matters so much.
A site can look great…

…but if it doesn’t match how people actually search, it’s hard to be found.

šŸ’¬ If you’ve ever wondered why some websites show up in Google—and others don’t—this is a big part of the reason.

šŸ’¬ Spring market is here—and buyers and sellers are actively searching right now.

šŸ‘‰ If your website isn’t showing up for those searches, you’re missing opportunities in real time.

If you’d like, feel free to drop your website link or message me.
I’m happy to take a quick look and point out:
• What’s working
• What’s missing
• And where you may be leaving business on the table

šŸ“ Your Website Isn’t Dead… But It Might Not Be Working

There’s a lot of talk right now about websites not mattering anymore.

But here’s what I see every day:

Most websites don’t fail because websites are ā€œdead.ā€

šŸ‘‰ They fail because they weren’t built to be found.

When buyers and sellers are looking for information, they’re not casually browsing—they’re searching for specific answers about homes, neighborhoods, and the process.

And the websites that show up are the ones that clearly organize that information.

Simple one-page sites may look clean…

…but they often don’t provide enough depth or structure to be easily found.

A well-built website still plays an important role:

āœ” It helps people find you
āœ” It answers their questions
āœ” It gives them a place to learn more before reaching out

šŸ‘‰ It’s still the foundation everything else connects to.

If you’re ever curious how your own website is set up—or what it’s actually doing behind the scenes—I’m always happy to take a look.

šŸ“ˆ Educational Post #18 — Owning a Domain Name Isn’t the Same as Owning a Website

Many real estate agents own their own domain name.

But sometimes, that domain simply redirects to a page on a larger platform—where they have limited control over content and structure.

And that can affect how easily their website is found online.
Because search engines don’t rank domain names…

They rank pages with helpful content and clear organization.

So while everything may look fine on the surface, what’s behind the scenes makes a big difference.

If you’d ever like help understanding how a website is set up—or how it could work better—I’m always happy to help.

šŸ“ˆ Educational Post #17 — The Hidden Problem with Agent Websites

Most real estate websites today look professional—and many are provided directly by brokerages.

But there’s something many people don’t realize:

What’s behind the scenes of a website matters just as much as how it looks.

Search engines rely on structure and clear information to understand what a website is about. When that structure is limited or controlled by a larger platform, it can make it harder for a site to show up when people are searching online.

And even when those settings are available, many agents aren’t sure what to put there—or how easy it is to get those details wrong.

That’s why two agents can both have websites… but get very different results.

One is easy to find.

The other isn’t.

šŸ’¬ If you’re curious how your website is set up, feel free to message me—I’m always happy to take a look and share a few thoughts.
