Another Vacay Rental Website Partners website went live over the weekend! Jade and Dario recently acquired their second vacation rental property in the Villas and felt a website would give the properties more credibility and potential guests more confidence. A new website would also allow them to accept direct bookings, which saves money for both sides.

The website features:

* Professional photos of each property
* Colors and fonts that capture the vibe Jade and Dario wanted
* Brief descriptions of the area and each property
* Bookingmood calendars with rates and availability displayed
* Guest reviews
* Forms for requesting dates, contacting the owners with questions, and joining their email list

The last form is integrated with an email marketing platform so all new submissions are fed into the email marketing engine, automating tedious manual steps. The website also has an extensive “Things to Do” page with many of the owners’ favorite restaurants and attractions.

Seeing Jade’s reaction when we first showed her the website is exactly why we love these projects. Her eyes widened as she said, “It’s so much better than I thought it could be!”

Here’s the latest website created by Vacay Rental Website Partners for Pocono Lodge Rentals! Pocono Lodge Rentals owns and manages 10 vacation rental properties in the Poconos and one in Florida. The goal was to create a platform that would enable guests to inquire about booking direct to avoid third-party site fees.

We used a series of videos on the Home page that capture the vibe of the Poconos, followed by links to individual property pages. Each property page has a consistent layout that replicates much of what you would find on a listing site, including photos, description, calendar, and amenities.

The owner chose to use Google Calendars for each property. We generally recommend using Bookingmood calendars, which offer features built specifically for rental applications, but the owner preferred to use an already familiar platform to get started. We plan to upgrade the calendar to Bookingmood at some point.

In addition to building the website, we designed a professional logo, set up hosting and a domain-specific email address, created a Mailchimp account for email marketing, and configured his contact forms to feed information directly into Mailchimp. Pocono Lodge Rentals now has a solid marketing foundation in place to capture more direct bookings.

About a year ago, we launched Vacay Rental Website Partners, offering websites and marketing for vacation rental properties. While the original website package is very reasonable, I realize most owners have other full-time jobs and are price-sensitive when investing in their rental properties.

SPOTTING A SCAMMER

Common scammer responses to people seeking a vacation rental property:

“Did you reserve something yet?”

“Hi ###XX, we have our place available, nice view and perfect location, short walk to the beach, message me for details if interested”

“I have those dates available if you haven’t booked yet , kindly shoot me a pm for more info about rental.”

"I hope it will be helpful. Try here, You will get the best response from this site:" (with a link to a BS listing site)

Warning signs:

Scammers never share a link to their property publicly. They only operate in DMs.

The scammer profile typically says the scammer is the owner of a travel agency or property management company with a name that sounds made up and is rarely based in NJ. I also saw a profile that included what seemed like a legitimate out-of-state real estate office. Some say they are VRBO/Airbnb property managers.

True story:

I followed up with a suspected scammer through DM and asked for information about a property. She sent a link to a VRBO property that was hosted by a real estate office and offered it at a deep discount. She offered an email and provided a phone number but would only text. When I said I would just call the office, she blocked me and removed her comment.

I reported her to the property’s actual host on VRBO and to Facebook.

Moral of the story:

Get a link to the property. Make sure the owner/host matches up with the person you're interacting with. Get a phone number and speak with someone. Get the address of the property and see who the owner is. Scammers are everywhere so trust your instincts and do your homework!
