📊🏡 FEBRUARY MARKET UPDATE — BROWARD COUNTY IS HOLDING STRONG

If you’re watching the market closely, here’s what the February numbers are actually showing — not headlines, just real data comparing February 2025 to February 2026:

Closed sales are up slightly ✔️
Prices are still rising ✔️
Buyer demand is steady ✔️

👉 This is what a *stable, balanced market* looks like.

Single-family home sales increased year-over-year, and both median and average prices continued to climb — with stronger activity in higher price points pushing overall dollar volume up nearly 8%.

At the same time, homes are taking a bit longer to sell.

That’s not a negative — that’s normalization.

👉 We are no longer in a “list it Friday, sell it Sunday” market.
👉 We are in a *strategy and positioning* market.

The homes that are moving right now:
✔️ Are priced correctly from the start
✔️ Show well online and in person
✔️ Are marketed intentionally — not passively

Overpricing in today’s market doesn’t create demand — it delays it.

📍 BUYERS — this is where opportunity continues to open up. Pending sales are rising, which tells me demand is still there, but with homes sitting a little longer and inventory holding around 5 months, you have more leverage than you’ve had in years. The key is identifying which homes are realistically priced and acting decisively when they are.

🏠 Florida Property Tax Update – HJR 203 (2026 Proposal)

I have been getting many questions about the proposed constitutional amendment that could significantly change property taxes for Florida homeowners.

Here’s what you need to know:

📌 What It Is

• Proposed amendment to the Florida Constitution
• Passed the Florida House in February 2026
• Requires Senate approval and then 60% voter approval in November 2026

📉 What It Would Do

• Gradually eliminate non-school property taxes on homesteaded primary residences for homeowners
• Increase the homestead exemption by $100,000 per year
• Phase-in over up to 10 years
• After full phase-in, homeowners would pay only School Board property taxes
• Non-ad valorem assessments (fire, stormwater, solid waste, etc.) would still apply

🏡 Who Qualifies

• Homesteaded primary residences only
• Does NOT apply to investment properties, rentals, second homes, or commercial properties

⚠ Important:
• This is NOT currently law
• Local governments may adjust millage rates
• Information believed accurate as of February 2026

I’m seeing a lot of headlines and opinions out there, but when you actually look at the latest Broward market data, the story is much more strategic than dramatic.

Yes — median prices adjusted slightly, but that doesn’t mean demand disappeared. In fact, higher-end sales are increasing and inventory is sitting around a balanced level. What that tells me as a local Realtor is simple:

👉 The market didn’t crash — it shifted into a pricing-strategy market.

The homes that are winning right now are the ones that:
