North Texas homeowners β fall is here and your to-do list is calling. π
HVAC service. Your system has been working nonstop since April and the filter swap and tune-up you've been putting off is now overdue. Schedule it before the first cold week in October makes the decision for you.
Roof and gutter inspection. Summer storms across Collin County leave damage that doesn't always show from the ground. Catching it now costs significantly less than catching it on an inspection report when you're trying to sell.
Caulking around windows, doors, and exterior trim. In new construction especially, this is the first thing to fail after the first full thermal cycle. It costs almost nothing to address and quietly protects a lot more than most people realize.
Water heater flush. This is the one everybody skips and probably shouldn't. Thirty minutes now extends the life of the unit by years. It's worth adding to the calendar this week.
Exterior walk-around. Look at your home the way a buyer would. What did summer do to the landscaping, the driveway, the front door? The curb appeal you carry into fall matters more than most sellers account for.
These aren't glamorous tasks. They're the ones that keep your home performing the way it should.
