Here's how to sell any house (or any product for that manner):
Do these things correctly:
1. Staging: (At the very least make sure your home is clean, decluttered, and orderly) Clutter is the biggest buyer turn-off! Next, have a professional photographer take pictures of your home. You need to draw as many buyers to your house as possible!
2. Marketing: Put your home on the MLS. You will need a realtor for this, which is why "For Sale By Owner's" grossly underperform relative to professional realtors. FBSO's don't have access to the MLS, which streams listings to Zillow, Trulia, Realtor.com, etc. Addionally, put your home on as many different additonaly platforms as possible to maximize exposure. Your realtor should take care of this for you. The first week on the market is the most critical.
3. Pricing - This is the MOST important one. You can easily lose money by overpricing or underpricing your home. The best strategy is to price it correctly. It's really important to go very deep into what comparable homes are selling for, so you can price your home PERFECTLY. I obsess over looking at comps. If you don't price it perfectly, the market will repsond accordingly. If you have no offers and you're not getting many showings after 2 to 3 weeks, you need to listen to the market's advice, and drop the price of your home. Price it correctly the first time, and you probably won't need to do this.
