Okay, so I am stepping out a little bit here. This stuff/"content" is usually just dedicated to my famous BLOG (that is such a weird word!).

As my business consists of a mixture of Builder work as well as residential resale, this does actually apply to both. I would love to get your feedback if you get all or partially through it! Enjoy.

~ The MLS Is More Than a Listing ~

A new home can be beautifully built, correctly priced, and in a great community—and still get overlooked.

Sometimes the problem isn't the home.

It's how the market is seeing the home.

For buyers and their Realtors, the MLS is often the first introduction to a new home. Photos, description, location, community amenities and inventory all shape that first impression.

Does the listing immediately communicate the home's value?

Are the community's advantages obvious?

Does it stand out against competing new and resale homes?

And maybe most importantly:

Are we looking at the inventory with fresh eyes?

Sometimes a home doesn't need a price reduction or another incentive. It may simply need better presentation, positioning or a clearer explanation of the opportunity.

That's one of the things I look at through B&b New Homes — Builder & New Home Consulting.

Because sometimes the answer isn't changing the home.

It's changing how we see it.

"What's on my mind?"

Work stuff:

I didn’t realize how much I missed the builder side of real estate until I stepped back into it.

Earlier this year, I had the opportunity to work alongside a new home community that was looking to regain momentum. It reminded me why I love this side of the business:

🏡 Seeing raw land become a community
🏡 Helping builders solve challenges
🏡 Connecting buyers with the homes they’ve been waiting for

Sometimes the answer is pricing. Sometimes it’s marketing. Sometimes it’s simply looking at things from a different perspective.

Fresh eyes matter.

I’m excited to continue helping builders and developers find opportunities and improve sales performance.
