Warning: if you are not a government/policy nerd this post may bore you to death. Sometimes the system works. My client Maddox Development wants to build something that would house an HVAC firm most likely on Inskip, just off Central. It’s a longtime vacant lot. We met with Charles Thomas, the district Council member. We met with Planning. We met with the City and with City Codes. We met with the Inskip Neighborhood Association. We will do lots of landscaping and sidewalks. Everybody is on board. But Planning and City Codes didn’t agree on a zoning…and an Industrial zone might let something in the future that isn’t right for the neighborhood. All working together we came up with this: An Ordinance to amend the Knoxville City Code, Appendix B, Zoning Code, Article 2.3, Definitions, to add a contractor's or tradesperson's business to the definition of "Industrial-Craft" Last night Council approved it unanimously. Now it sits for 14 days and then we can apply to Planning to do the project under that. Then it goes back to Council. Long and a little slow, but basically the system worked, everyone cooperated and we fixed a problem.
