I get a call to help a client looking to downsize in a few months. They’d like to buy in SoCal. They live out of state but when they were in their 20s, they had wonderful memories of living here with a view like this, in this location, and now that they’ve spent their lives working, the kids are grown, they’d like to recapture that and settle time down in this area again. Does this resonate?

Maybe your kids are grown or close to flying the coop. If you could capture youth in a bottle, you would, but since that’s not possible, the second best thing to do is live in a place that adds a spring to your step or that reminds you of your youth in some way. For some of us, it’s travel, exploring Europe living out our Italian dreams, reminiscing about our travels backpacking as young adults, but this time in comfort. And for John, it’s about living close to the beach and basking in the California sun, enjoying his retirement years.

Client from the East Coast wants to move here in retirement and enjoy this kind of view (excuse the unusual rain we are having). Not the first client I have with such plans. The East Coast has been good career wise, but now as many of us can relate, he would like to take his calls from a sunnier place with a fantastic view. In fact, they lived here pre-kids 40 years ago and loved every minute. I guess that yearning never went away.

I can’t believe I called an agent’s bluff today! It makes me sick that my industry is rife with greedy dishonest agents.
My client who put an offer on that South LA house loved our offer and was conversing with me over the last few days saying she likes my offer, sounding like we were the only ones, just waiting for Seller to sign, then all of a sudden I get the counter and she tells me she has 4 offers?!

Her answers to my digging (and I love to dig) just told me she wasnt truthful. I really wish multiple bidding was a more transparent, regulated process. Most of the time it is legit, but you can tell sometimes when they are just trying to get a higher price…True enough, next day she was asking if I had questions to the counter, like she was pursuing us and almost too keen on our counter (why would she when she has 3 others). There’s a difference between lying and being proactive for your Seller…

Anyway I think I turned the situation around and I saved my client $20,000-30,000. So we will see. It’s now for his taking (my client’s) IF he wants it…my job is to get him in front of the line of the seller so they’ll choose us despite multiple offers…My client is now hesitating…it’s a big step but he’s also doing lots of calculations…such exciting times. Adrenlin pumping…

We did it again!
Congratulations to my clients!
We began our search and looked at different cities (Rancho Palos Verdes, Rolling Hills Estates, PVE, Torrance, Redondo) different types of houses (newer builds, renovated homes, fixers, older)different price points, only to land where I thought they would be all along on all these fronts!

But sometimes my clients need to explore for themselves in order to know what to eliminate. It is a discovery process. It was an interesting journey. But I’m so glad they did this for themselves and came out more sure of their decision. They found the right house, city, price point for them and it’s uncanny that my initial search for them pegged them at something similar. Then they found this, and it just FIT!
