Brooklyn’s office market continues to evolve.

In a recent feature by Curbed, Adam Falk of BH3 Management shares insight on how developers are adapting to shifting demand, including a growing move toward mixed-use strategies.

BH3 is repositioning 141 Willoughby Street in Downtown Brooklyn, balancing commercial space with residential conversion in response to market realities.

As Falk notes, “It is almost always a less risky proposition to build residential than office space.”

A clear reflection of how developers are recalibrating in today’s market while keeping a close eye on long-term opportunity.

Last week, the Schwartz Media Strategies team had the opportunity to attend the AJC Judge Learned Hand Award Dinner, an evening that brought together leaders across the legal, civic, and business communities in support of justice and shared values.

Hosted by American Jewish Committee, this year’s event honored Bobby Gilbert, whose leadership, integrity, and commitment to justice reflect the spirit of this longstanding recognition.

It was a great evening connecting with colleagues, clients, and community leaders, and an important reminder of the role organizations like AJC continue to play in advancing dialogue and combating antisemitism.

CEO and Chairman, Oscar Seikaly, recently spoke with Al Jazeera on when the Strait of Hormuz may be safe again for commercial shipping. The article explores the region's ongoing security risks, their impact on shipping confidence, and what would need to happen for insurers to return to normal coverage terms.

Seikaly weighs in on the challenge of pricing risk in a volatile environment, noting that while markets can absorb volatility, uncertainty remains far more difficult to underwrite. He highlights that a meaningful return to standard war risk coverage will require clear signs of lasting stability, including a sustained ceasefire, credible security assurances, no recent vessel incidents, and consistent freedom of navigation.

“If the situation changes by the hour, the risk becomes almost impossible to price responsibly,” he noted. “The market can insure volatility, but it struggles to insure uncertainty.”

Earlier this week at Bisnow’s Condoverse, some of the biggest names in South Florida real estate including several Schwartz Media Strategies clients came together to discuss what’s next for the condo market in 2026.

The program opened with a keynote from David Martin of Terra, who shared insights on the future of residential living, pointing to continued demand for thoughtfully designed, amenity-driven communities that prioritize experience as much as location.

Across subsequent panels, our clients helped shape the conversation around where the market is heading. Camilo Miguel Jr. of Mast Capital and Merrimac Ventures’ Nitin Motwani spoke to shifting buyer behavior and the growing importance of flexibility in ownership models, while Christine Martinez de Castro with CMC Group emphasized the role of design, branding, and global partnerships in driving demand for luxury product.

The Rilea Group’s Diego Ojeda explored the rise of hybrid living through condo-hotels and new ownership models, while the company’s founder, Alan Ojeda, closed out the conference in a featured discussion with the founding figures behind Miami’s skyline, offering a behind-the-scenes look at the visionaries who helped shape the city’s growth and identity.

From branded residences to sales strategy and long-term value creation, the discussions reinforced a clear takeaway: Miami isn’t just keeping pace - it’s continuing to define what’s next in residential development.

A long-anticipated housing project in Miami-Dade gets approval.

After nearly seven years of community engagement, a proposal led by GL Homes to develop 524 single-family homes on the former Calusa golf course site in Kendall received approval by the Miami-Dade County Commission.

The updated plan reflects key environmental considerations, including expanded green space and protections around an existing bird rookery, the result of input from residents and conservation groups.

The approval marks a key milestone for the project, advancing development plans after years of planning and community outreach – and it marks a big step forward for Miami-Dade County, which is wrestling with a historic housing shortage.

South Florida is at an inflection point. Shifts in demographics, economics, climate, and culture are reshaping the way we live – and challenging us to rethink how we plan and develop communities.“The Future We Build,” a new four-part documentary film produced by BrickCity and presented by Terra tackles these themes head-on.

By exploring solutions across four disciplines central to South Florida’s future – affordability, resiliency, health, and the intersection between the public and private sectors – the film is intended to ignite dialogues and incite action that will make the region stronger.

For more than 20 years, Terra has been creating and improving communities with an eye toward the future and this film brings to life many of the concepts that have guided that development. As CEO David Martin explains in the film, “The more we engage and learn from each other, the better we can pivot and adapt our plans in order to overcome whatever challenges a community is dealing with. That’s good for business, and it’s good for society.”

“The Future We Build” is an example of how original, creative content can bring stakeholders together around a shared purpose while reinforcing a brand’s core values.
