As transit-oriented development continues to shape the future of South Florida, 13th Floor Investments has secured a $134 million construction loan and commenced construction on Crescendo, the fourth and final residential tower at Link at Douglas, one of Miami's largest transit-oriented communities. The 37-story tower will add 392 multifamily residences and complete the transformative mixed-use development adjacent to the Douglas Road Metrorail Station.

Upon completion, the 7-acre community will deliver more than 1,500 residential units integrated with transit, retail and public infrastructure improvements at the gateway to Coral Gables and Coconut Grove.

The milestone further reinforces 13th Floor Investments' growing track record in transit-oriented development, with additional projects planned adjacent to transit hubs across South Florida.

The facility will serve Miami-Dade County's Department of Housing and Community Development and pave the way for future affordable housing within the transformative Little River District redevelopment.

This milestone reflects the power of strategic infrastructure investment to advance housing, economic opportunity and community revitalization across both the Little River and Poinciana neighborhoods.

For years, companies focused much of their PR and marketing efforts on showing up in Google search results. Today, a new question is emerging as AI continues to reshape how people discover information: when someone asks ChatGPT, Gemini, Claude, or Perplexity who the leaders in your industry are, does your company make the list?

A recent Forbes article explores the rise of Generative Engine Optimization (GEO) and how earned media is becoming an increasingly important factor in how AI models surface brands, companies, and industry experts.

It's no longer just about what a company says about itself. It's about what trusted third parties are saying and whether those stories are being picked up by the sources that these AI platforms rely on.

At Schwartz Media Strategies, we've always believed the value of earned media extends far beyond a headline. Strong media coverage builds awareness, shapes perception, and increasingly, may influence how AI platforms understand and recommend your brand.
