I didn’t start this as a product.
I started it as a question.

Everyone talks about real estate tokenization as if the hard part were the technology.
What I kept seeing instead were unclear decisions made too early.

Structure. Rights. Jurisdiction. Distribution.

So I built a framework to slow those decisions down —
not to prove anything works,
but to see where assumptions quietly break.

It’s not finished.
It may never become a product.

The real problem with real estate tokenization is not technology.
And it’s not regulation either.

It’s false equivalence.

People treat tokenization as if:
– every asset were the same
– every jurisdiction behaved the same
– every investor expected the same thing

They don’t.

A structure that works perfectly in one context
can be completely unusable in another.

Today, this complexity is handled by experience, intuition, and fragmented advice.
There is no place where these variables are tested together.

That’s the gap.

PropertyDEX is being built to simulate these differences before ex*****on,
so assumptions become visible, not implicit.

This is how tokenization becomes deliberate, not accidental.

Everyone talks about tokenization, but few truly understand the full process.

Over the past months, I’ve spoken with founders, developers, investors, and consultants across Web3 and real estate.

Almost everyone is interested in tokenization…
But very few actually understand what it takes to structure a real, compliant, and scalable tokenization project.

These are the questions I hear the most:

• “Do I need a local or foreign SPV?”
• “Which legal framework applies to my case?”
• “How do I calculate the real ROI of a tokenized asset?”
• “What’s the difference between Reg D, Reg S, MiCA, or EU exemptions?”
• “How do I know if my property or company is even tokenizable?”
• “Which token model should I choose — equity, revenue-share, or debt?”

The truth?
There’s no practical tool that clearly shows the full workflow — end to end.
Nothing that helps you learn, structure, or validate a tokenization idea before talking to lawyers, platforms, or service providers.

I’m working on something that might help solve this gap.
