From the Classroom to the Businessline: A Retirement Dream Turned Cautionary Tale

In the early 90s, I met a wonderful couple—retired schoolteachers—who decided to trade their lesson plans for a set of motel keys. They bought a small property off the interstate, fueled by the excitement of a new adventure.
But as the saying goes: "Excitement without expertise is a recipe for disaster." Buying a business you know nothing about isn't just a leap of faith; it can be a direct hit to your retirement nest egg if you aren’t careful. Watching their journey taught me three vital lessons that every aspiring entrepreneur needs to hear:
1. Talk to a "Veteran" Before You Deploy 🗣️
Before you jump into a new industry—especially if you’ve spent your life working for someone else—sit down with someone who has actually succeeded in that field. A few hours of "shop talk" could save you years of struggle and thousands of dollars.
2. Know Your "No" (and be ready to do everything anyway) 🧹
In the lodging business—and most small businesses—you have to be willing to do it all. Why? Because you can’t manage what you don’t understand. You can hire help, sure, but if you don’t know how the job is done, how do you know if you're getting quality work or getting ripped off?
3. Cash Flow is King 💸
You have to understand your expenses and, more importantly, which ones you can actually control. Those "hidden" costs eat profits faster than you can make them.
The Fatal Mistake 🛑
This couple made a choice that broke my heart: They closed the motel for two years to renovate. They hired out all the work, drained their savings, and had zero revenue coming in.
By the time they came to me for advice, they were out of money and out of time. In the pre-internet 90s, they couldn't afford highway signs or marketing. I told them what I wish I could have told them on Day One:
"Never close your doors for a remodel. Renovate room-by-room while you're open. Let your customers see the progress and let their stays fund the upgrades!"
Sadly, within six months, the motel went to auction for a fraction of what they had invested. Their retirement dream ended in bankruptcy.
The Moral of the Story? Success requires more than a dream; it requires a strategy. Don't wait until the well is dry to ask for a map.
