"Should I run paid social media ads to sell my listing that's been sitting on the market?"
NO. We don't want to see you wasting your money on something that most likely will NOT provide the results you're looking for.
Why?
Chances are, the ad won't sell the listing in the first place. Does it happen? Sure. Often? No.
If your listing isn't selling and it's on all of the top listing sites in your area and/or the MLS, advertising isn't your issue. The market has spoken is calling for a price correction/reduction. Plain and simple.
Why run Facebook ads for listings then?
Just like an open house, while you may not sell the home from your Open House, you will get plenty of leads who need help and may be looking for something similar to the listing you posted in the same neighborhood.
Is it worth running Facebook ads?
ABSOLUTELY! While not all leads are serious leads and some may just be looking, a percentage will be serious and looking to buy now or in the near future. Also... these leads are dirt cheap compared to other paid lead sources.
However, FOLLOW UP IS KEY.
Having an AUTOMATED campaign that allows you to text, email, and call the lead within 5 mins of the lead coming in is necessary to convert. If the lead doesn't hear from you within the first 5 minutes, chances of ever making contact decrease by 400-900%! And we all know it's just not possible to reach every lead in 5 minutes without automation.
Also, did you know that most Facebook leads won't respond until the 6-9th contact attempt? This means that having a follow up campaign with strategic future touches created to encourage engagement is the most important part of paid social media advertising.
Without the right systems in place, you may generate a lot of inexpensive leads but you won't see return. This is why we set this all up for our clients so that they see RESULTS.
