It is not often that I use my social media to take on a cause or attack others. It's not my style, and I take my responsibility as a thought leader and influencer very seriously.
This post is one of the rare occasions where it is clear that a service announcement is needed.
I have recently been exposed to a very serious business predator in the state of Utah.
Actually, I’ve been exposed to many, so, for me to bring this up, means that this is an incredibly egregious case.
A real estate investor by the name of Dustin Zeller Dustin Zeller has been taking advantage of home buyers who are unable to get traditional funding and are in search of seller financing. Now, this should be a warning in general; the entire seller financing industry was created in the 1940s-1960s for racist businessmen to take advantage of minorities, especially African Americans who couldn’t secure traditional home loans. The history and use of seller financing is and remains a predatory industry (there are several states currently looking to abolish or massively regulate seller financing). That’s not to say all seller financiers and investors are bad, but, the industry attracts more bad actors than good.
Dustin Zeller Dustin Zeller is one of these bad actors.
I have firsthand experience watching as he literally tried to force a family near and dear to me out of their home over the Christmas holidays.
His tactics, much like the predator he is, were to attempt to bully this family into accepting terms against their best interest to turn the home over to this predator.
With assistance, this home-owning family was able to fight against Dustin Zeller's Dustin Zeller predatory actions in court.
The judge was so appalled by Dustin Zeller's Dustin Zeller actions that he threw the case out and told him to never bring a case like this into his court again.
Thing is, when this initial court case happened, I was supporting my loved one and their family to research and figure out how to fight Dustin Zeller's Dustin Zeller predatory actions. While the answer and solution were simple, what became obvious and frankly scary to me was how often Dustin used these bullying tactics against past victims.
Dustin Zeller Dustin Zeller has literally stripped his clients of life, liberty, the pursuit of happiness, and their literal homes.
If you are considering doing seller financing deals with investors in the state of Utah, be careful. Do your research. Make sure that you have a lawyer review all documents (even if it's difficult to afford). And do not, under any circumstances, engage with Dustin Zeller Dustin Zeller.
Dustin Zeller He is a predatory lender. He is a liar and a thief. He is willing to say or do anything to take advantage of sellers and buyers. I will put my 25 years of business experience and credibility on the line in saying this. Avoid him and his agency like the plague.
