Been thinking about this one.

Somewhere in your city right now, a homeowner is Googling your type of business and hiring whoever shows up first. If that name isn't you, it's somebody else. Every day, in every zip code, that search is happening and someone is getting the call.

We all know a contractor like this. Does great work. Been around forever. Fair price, treats people right. And is almost impossible to find online. The kind of person who deserves the call but never shows up for it, because a competitor with half the skill and twice the reviews sits above them on the map.

It bugs me because the fix isn't complicated. It's just that nobody ever told them it was a problem. They assumed a good reputation would carry it. For years it did. Then the searches moved online and quietly passed them by.

So do them a favor. Tag one of those contractors below. The one who does great work and is impossible to find. Maybe they see it. Maybe it is the nudge that gets them looking.

Who came to mind first? Tag them below.

We studied 943 real estate investor sites across Texas.

42% got beaten in search for their OWN name. 32% did not even have a Google listing. That is a free spot on the map, sitting empty, while a national brand takes the calls.

Getting found is not luck and it is not about outspending anyone. It is a handful of plain moves most investors just never make.

I put them in a short guide.

Comment RANK and I'll send it over.

We built the site for Magic Valley Home Buyers, a cash-offer house buying company.

The version they had put the phone number three scrolls down, ran a headline with no city, and asked for eleven form fields. On a phone, a stressed seller was never finishing that.

We put the number and the city up top, cut the form to three fields, and made it load fast. It ranks in the top three in its market now, and sellers actually find it and fill it out.

I turned what makes a seller site convert into a free checklist.

People keep telling me SEO is dead. It's not dead. It moved.

Your next customer isn't only typing into Google anymore. A good chunk of them open ChatGPT or another AI and just ask, who does this work near me, who buys houses in my area. Then they call the names that come back. The machine answers the question for them and they never scroll a page of blue links.

So the game actually got simpler. The businesses those tools hand back aren't the ones with the fanciest website. They're the ones with the boring basics done right. A real, claimed Google listing. A pile of honest reviews. A site that plainly says what you do and the towns you do it in. Stuff the AI can read, trust, and repeat.

Skip the basics and now you're invisible in two places instead of one. The regular search results and the AI answer your customer is already asking.

The fundamentals never went out of style. They just got a second front door. Get them done, or get left out of a conversation your buyer is having about your trade without you in it.

Curious whether your basics are actually in place? Comment the word SCAN and I'll DM you a free scan so you can see where you stand.

Got off a call earlier this week that stuck with me.

Contractor does great work. Been at it years. His crew is solid and the reviews from the customers he does get are strong. But hes basically invisible online. I asked him to pull up his own business on Google and he couldnt find himself past the first screen. You could hear it click for him in real time.. oh. Thats why the phone slowed down.

Heres what I keep running into. Its almost never a skill problem. The trades ppl I talk to are usually BETTER than the guy beating them online. They just figured being good would be enough. That word of mouth would carry it forever. And for a good while it did.

Then the neighborhood turns over. New homeowners move in who dont know your name, dont have your number on the fridge, and dont ask the neighbors. They just Google it. If youre not there, you dont exist to them. Doesnt matter how good you are.

Thats the quiet trap. The better you get at the actual work, the easier it is to ignore the part that gets you found. Until one day it starts costing you and you cant figure out why.

Honest question for the local contractors here. When is the last time you pulled up your own name on Google and really looked at what a total stranger sees??

This is the one that quietly costs you the most work..

A customer calls, you are on a job, it goes to voicemail. They do not leave one. They just hang up and call the next name on the list. You never even know they tried you.

The fix costs nothing. A quick text back the second you cannot pick up keeps them yours long enough to book them.

I wrote out the exact texts to send. Missed-call reply, new-message reply, and the follow-ups that book the fence-sitters.

Comment the word TEXTS and I'll send them.

55 days ago this remodeler was invisible on Google. Zero of the searches he cared about had him in the top 10.

Think about what that actually means. Every time someone in his area searched for the exact work he does, he was nowhere. Buried on page four where nobody scrolls. The jobs went to whoever showed up first, and he never even knew those searches happened.

His work was never the problem. Solid crew, happy customers, real quality. He just wasn't findable. And in his town, if a homeowner can't find you, you might as well not exist to them.

So we fixed the stuff Google actually looks at. The listing. The site. The signals that tell Google what he does and where he does it. Nothing flashy. Just the boring things most builders skip.

In 55 days he went from 0 to 41% of his tracked searches in the top 10. From invisible to showing up in front of the people already looking for his work. Same crew, same quality. The only thing that changed is now they can find him.

Here is a free way to get more Google reviews starting today..

Ask in person before you leave the job, while they are happy. Then text them the review link the same day so it is one tap. In person plants it, the text makes it happen.

That is the whole trick. Most owners send a link a week later when the customer has already moved on, and wonder why nobody clicks.

I wrote out the exact line to say and the text to send.

Comment REVIEWS and I'll send it.

Just built this one. A full-service remodeling crew out in Plano and the DFW area. Bathrooms, painting, roofing, framing, fencing, one bilingual crew that does the job and cleans up after.

The whole site runs in English and Spanish, so a homeowner searching either way lands on a page in their language. Fast, real photos of their actual work instead of stock, a page for every service and city, and set up so the calls come in.

When is the last time you searched your own business on Google and actually looked at the profile that came up?

Go do it right now on your phone. Is it claimed? Are the hours right? Are there recent photos and reviews? For most people the answer is no on at least one, and that is why they are not in the map at the top.

It is free to fix. I made a checklist for it.

Comment MAP and it's yours.
