I sat down with Sabah Toma, entrepreneur, author of Her Name Is America, and longtime San Diego business leader, to talk about San Diego real estate.

But if you know me, you know I couldn’t resist asking him about Dubai.

After discussing some of the challenges investors face in California, including high property taxes, rising costs, homelessness, and affordability, I asked him a simple question:

“Dubai has no property taxes, no income tax, strong rental returns, and strong appreciation. Am I finally going to get you to invest in Dubai?”

His answer caught me off guard.

“As an Arab, Dubai was the first place that made me feel proud to be Arab.”

That’s just a small teaser from a much bigger conversation about real estate, business, immigration, opportunity, and what makes people choose one city over another.

Three weeks ago, I helped an American real estate investor purchase his first Dubai property in Dubai Hills Estate by EMAAR.

Since then, we’ve already secured a long-term tenant, and we’re now exploring financing options that may allow him to acquire a second property focused on capital appreciation.

His strategy:

Rental income first.

Growth second.

Long-term wealth creation always.

DUBAI REAL ESTATE: biggest mistake I see investors make?

Falling in love with the brochure.

A project can look incredible online and still be the wrong investment.

The questions I ask before recommending any property:

• Is the location positioned for long-term growth?
• Does the developer have a proven track record?
• Is the price per square foot justified?
• Is this better for long-term rentals or short-term rentals?
• Is there future infrastructure supporting the area?
• What is the investor’s exit strategy?

Not all Dubai real estate performs the same.

The right investment is rarely the one with the flashiest renderings. It’s the one that aligns with your financial goals and investment timeline.

The biggest mistake investors make is assuming all Dubai property behaves the same.

A waterfront villa community is not the same as a suburban townhouse.
A Grade A office is not the same as an off-plan apartment.
A top-tier developer is not the same as an unknown developer.

Most investors focus on the headlines.

The smarter investors watch what people actually do with their money.

After the ceasefire announcement, Dubai’s real estate market didn’t freeze.

It accelerated.

Dubai real estate did NOT drop 20%.

That headline was about the DFM Real Estate Index, which tracks publicly listed real estate stocks.

It does not mean villas, townhouses, waterfront properties, or Grade A commercial offices suddenly lost 20% of their value.

That distinction matters.

Stock markets react instantly to fear.

Physical real estate moves differently.

And in Dubai, different asset classes behave very differently.

A villa community is not the same as a high-density apartment district.

A waterfront asset is not the same as a generic investment unit.

A Grade A office is not the same as residential property.

This is exactly why investors need to understand the difference between headlines, sentiment, and actual market fundamentals.
