Choosing the area you want to target with direct mail will either work for you or against you.

Here are the five criteria worth evaluating before you commit:

1. Turnover rate. Look for neighborhoods turning over at least 5-6% annually. Lower than that and you're waiting forever for opportunities. Pull 3 years of sales data and do the math before committing.

2. Competition. How many other agents are consistently farming it with personalized direct mail? One or two is fine. Five or six means you're fighting for attention in a crowded room.

3. Price point. Your farm should make financial sense. If the average commission doesn't justify the cost of consistent marketing over 12 months, it's the wrong neighborhood regardless of everything else.

4. Homeowner tenure. Areas with a high concentration of owners who have been in their homes 5 to 10+ years are sitting on equity and are statistically closer to a selling decision. Tenure data is available. Use it.

5. Your story. Do you have a reason to be there? A personal connection, a recent sale, a track record nearby? Homeowners notice when an agent has context. It makes every piece of mail land differently.

Pick the right neighborhood first. Everything else gets easier from there.
