What I Learned From a Realtor on Valentine’s Day
Podcasts, Shiny Objects and Big Eventing

This past Valentine's Day. Saturday. I was invited to a house with THE best view that I had ever experienced in the South Bay. My friend Boyd the Broker just listed this home for sale high up in Palos Verdes with a spectacular view of the “Queens Necklace”.

Several aha moments happened for me that I would like to record.
First off I love synchronicities and coincidences.

People who know who I know, reacquainting, learning, etc.
One of the reasons I like helping Boyd with his marketing is that I get to model his process or in this case his podcess.

He has perfected podcasting to sell houses.
From what I can tell there are two benefits to podcasting during an open:
You bring attention to the home for sale. A shiny object or as I was taught in the early 90’s as a young Realtor— Make an open house an event. What better event maker than a podcast?
Content that keeps on giving. With the interviewer gaining implied authority as he interviews each expert.

My wife came along. Demanding to see this view with her own eyes. And she volunteered for food and refreshment detail.

I caught note of Boyd’s sales psychology when he said to not put out everything on the table as nobody wants to be the first to take a drink or grab a candy. I couldn’t help think of the sales story of the piano man seeding his tip jar.

At one point I met an old friend. Bob Cayton from my brief real estate days. I have run into Bob off and on through the years. But it had been awhile as he has had some health issues. I was delighted that he is back in the saddle and can be seen chatting with Boyd on the “realtycast”.

The place was filled with major personalities. Bob charmed my wife and I and others as he told tales of his personal life and title insurance life. Told me that we “gotta catch up at lunch one day soon.” Then later that night a text reminding me of the meeting and again we need to get together.

There is a reason dude has been so successful through the years.
Other conversations led to so many commonalities amongst the introductions. The cameraman as an example worked for the Rams for awhile and remembered a guy I coached and name dropped.

At one point I was interviewed by Boyd the Broker and he joked how I "think he does not watch or reads my posts". So he will occasionally drop an obscure sign into my DMs to prove his witness.

So I posted the photos last night without much context that it deserves but did mention my brief real estate career in the late 80s, early 90’s.

He DM’d me "Remax". Which is where I used to work 40 years ago.
So I AI’d my old Remax business card onto my selfie in front of the killer view. BTW The house is at 773 Via Somonte - Palos Verdes Estates

Is the key to your marketing success objectification and judgement?

Coach T SEO Says:

The entire point of marketing is judgment.

Not applause.
Not likes.
Judgment.

Marketing exists to take something invisible—ideas, values, beliefs, standards—and make them tangible enough to be judged immediately. Thumbs up. Thumbs down. Yes. No.

If people can’t judge you, you’re not marketing—you’re hiding.

Objectification isn’t the enemy of authority. It’s the prerequisite.
The moment your ideas are visible, they become discussable.
The moment they’re discussable, they become challengeable.
And the moment someone wants to challenge you, you’ve already won.

Polarization isn’t a side effect. It’s the signal.

On social media, disagreement creates credibility.
Downvotes create friction.
Critical comments create contrast.

And contrast creates authority—because no one argues with someone who doesn’t matter.

Showing up with an opinion turns you into a reference point.
Being judged turns you into a landmark.
And landmarks don’t need approval—they get talked about.

That’s marketing.

Not being liked.
Being decidable.

Boyd The Broker Real Estate recently helped promote the Jimmy Miller Foundation's surf contest to help bring awareness to " help as many people suffering from mental and physical illness as our resources will allow."

Boyd had me down to the beach for some fun podcast banter while the surfing happened in the background.

Although he interviewed me, I want you to listen to this short clip. As he subtly reveals one of the reasons that he is so successful.

After years as an athlete, coach of athletes and business owners under the canopy of NLP. I can recognize beliefs almost on demand.

I learned from Tony Robbins way in the late 80's that "success leaves clues".

My high school pal Al Smith was mentioned in the interview and by chance I had just interviewed him. And he too gave away the big beliefs that was the secret to his success.

If you would like me to send you how and what I picked up from both let me know and I will send you a quick breakdown.

As Robbins says, identify successful peoples beliefs and recipes for that success, and then try them on. Video links and info on the Jimmy Foundation in comments.
