Did you know Google offers Pay Per Lead ads (Local Service Ads or LSAs), similar to Sparefoot in self storage? There is a lot to unpack with this type of campaign vs. the traditional pay-per-click model.

Pay per click or pay per lead? For self storage, it's usually cheaper to pay per click than per lead, at least from the tests we've done. Like with any marketing campaign, the devil is in details for making it successful, but when it's between Google Local Service Ads driving phone calls vs. Google Search Ads driving website visits phone calls and map listings, the PPC model typically gives you more control and better return on ad spend.

Be careful with PMAX in self storage. Dashboards look better, move ins don't. Why not just split it into two campaigns? Demand gen with a much smaller fixed budget, search with flexible spending that matches supply and demand.

Google Local Service Ads rely on more than just bids. Those with more and better reviews have a big leg up! Which is great, unless you don't have the numbers...

With other Google Ad products if you spend more you get more, but not always the case for LSAs.

Careful with all those checkboxes in Google Ads! Switching on AI Max might sound great, but giving Google control over your ad text, or worse, where it sends traffic, could be a huge waste of ad spend. Especially for self storage, you could end up spending on clicks for a location with a different ownership group or budget.

Should storage run Google local service ads? Probably not, and it's mainly because storage is limited to phone call leads, and not able to utilize the native lead forms that work well for other industries like plumbers or tree trimming.

This just means expensive phone calls you could get for much cheaper by running search ads with phone number assets.
