Why People Avoids Brokers / Agents? Why Reputation of Agents is not good? What Agents can do to gain the Customer Faith?
Real Estate Broker / Agent is one who connects customer (Property finder) to Builder / Owner (Property Seller) and takes the commission.
What are the benefits of buying a property from broker / agents?
1) You will get the property in higher Rate as more you will pay, agent/ broker will get more. As generally Agents gets commission of 2% to 3% of agreement Value.
2) There is more chance that you will get Property having bad construction, stuck Property or a property which is not up to the standard. Good Properties of Prime location from A grade builders do not require Agents / Sole Seller for selling his Project.
3) The Risk of getting cheated by builder is more
Always try to buy a property directly from Owner / Builder or their Sales team.
An interesting observation of Agents “Once you get your agreement done you will see a drastic change in behaviour of Agent, he will start avoiding your call by saying that he is in meeting with Clients… do you remember he has ever said that he is in meeting before you have bought the property “
Agents / Brokers say to customer that they are working for them, but the fact is they are working for commission and for earning Rs2000 extra they will make you Pay Rs1 lac extra to builder, 2% Commission is what they look for….
Even Builders not show mercy to Agents they always give Higher Rate with negligeable negotiation and warning that if you go below this, we will not give you commission… Life of Real estate brokers / agents is not easy, they have to sale stuck property of B/C Grade builders at higher rate and cheat the customer for earning 2% commission … Na ghar ka rahate hain Na ghat ke… Ache builders agents ko entertain hi nahi karte… They Say NO TO AGENTS or makes unrealistic conditions.
What agents should do to gain the customer Faith??
1) Work for gaining Customer faith not for 2% Commission, once you will build reputation money will come, reputation cannot be purchased by money
2) Work for customer not for Builder, help the customer in negotiation to get the best rate
3) Get full knowledge of Projects, Builders reputation and past projects quality and give complete information to builder
4) Don’t avoid the customer after sale, even if you had made a wrong choice of the Project. Do whatever you can for the benefit of the customer.
Don’t think ki “Kisi tarah ek baar fansha ke Paisa Nikal le” build long term relationship they will give you further leads.
Only by gaining the Trust of Customer you can build a Reputation. Work for Customers not for Commission.
Think::: Which Builders gives Sole selling of his Project to third Party… Builders Construct building but earns money by Selling than why he will give selling rights to other???
