Comment THINK and we’ll walk you through these conversations.
“Let me think about it” is the one we all freeze on, and here’s why: there’s no problem inside that sentence. Nothing to fix, nothing to show them. So we say “take your time” and the conversation just ends.
But it’s almost never about thinking. It’s the payment, or a spouse who isn’t on board, or they don’t trust the number yet. Ask one more question and you’ll find out which one it is.
Then you have three things to put in front of them — what waiting actually costs, this house now versus the same house later with a concession and a buydown, and their life rate. Most buyers have never heard that last one, and it’s usually the thing that changes the math.
Jenn and I have been doing this for over 25 years. Comment THINK and we’ll show you how to run it.
