Here’s what happened when a top property management group layered SMS into their leasing strategy:

• 12,098 texts delivered
• 1,828 website clicks
• 15.7% average CTR

Not bad for something most teams treat as an afterthought.

But here’s the real insight:

They weren’t struggling with lead volume.
They were struggling with attention.

In a hyper-competitive SoCal market, prospects were touring multiple communities, comparing options, and going cold fast.

So instead of pushing harder on lead generation, we focused on speed + relevance.

Please join us in welcoming Richard Sargent to the Conversion Logix team!

Richard brings nearly 20 years of multifamily experience spanning both operations and the supplier-partner side of the industry. He began his career onsite in 2009 and held roles from Concierge to Regional Property Manager, managing assets ranging from lease-ups and renovations to LIHTC and Section 8 communities.

He later transitioned into multifamily marketing and sales leadership, holding roles at Rent. and most recently serving as VP of Sales at Effortless, where he helped scale digital marketing solutions across an 18-state territory. Richard has spent the last decade helping multifamily partners drive performance through digital advertising, and we are thrilled to have his expertise at Conversion Logix.

Based in the Kansas City metro area, Richard enjoys staying active outdoors, working out, training with a swim coach, reading, and is a self-proclaimed car enthusiast, having owned 20 cars over the years!
