Why we never mark up your ad spend.

I've seen setups where an agent pays $700 or $800 a month 'for ads' and only about $500 of it actually reaches Meta. The rest is markup they never see.

How we'd text a new lead back so they actually reply: Acknowledge, Compliment, Ask.

Lead: 'Just curious what my house is worth.'

Acknowledge: 'Totally fair, lots of people in [area] are wondering the same thing right now.'
Compliment: 'Smart to check before you decide anything.'
Ask: 'Are you thinking about this year, or just keeping an eye on it?'

Every reply ends in a question, so the conversation doesn't die on 'OK thanks'.

'Facebook leads are junk.' We hear it a lot. Here's what's usually going on:

1. The lead got called hours later and had forgotten filling in the form.
2. One call, no answer, no second attempt.
3. The ad was vague, so the wrong people raised their hand.

Most Meta leads are early. They aren't ready to sign today. That makes follow-up the job, not a reason to quit.

1. Your page and Instagram connected in Meta Business Suite.
2. Your own ad account with your own payment method.
3. Photos and short videos of you. People hire agents, not logos.
4. A clear service area.
5. A follow-up plan: who answers, how fast, and where leads are tracked.

Number 5 is the one most agents skip, and it's the one that decides whether the ads were worth it.
